Compliance Checks For Septic Systems
New UK septic tank regulations, effective 1st January 2020, mean that many domestic and commercial off-mains sewage systems installed before 2014 must be upgraded or replaced. CESS offers a FREE compliance check for homeowners in Surrey or West Sussex to check whether your septic system meets the latest environmental standards.
Our experts will examine the layout, general condition and operation of your existing septic tank or cesspit to determine whether your system meets the 2020 “general binding rules”. We will discuss our findings with you, including recommendations for upgrades or works that may be required, along with transparent pricing.
This service is offered free of charge to homeowners. For people buying a new home, a pre-purchase survey fee is applicable, and this may vary depending on the size of property and septic system.

As of January 2020, discharging wastewater from a cesspit, cesspool or septic tank into the environment is now illegal unless it complies with the latest legislation and the correct Environment Agency permit is in place. Known as the “general binding rules”, these new laws are designed to stop untreated grey water from polluting Britain’s watercourses. Cesspits, cesspools, and septic tanks, installed prior to 2014, are classed as “existing discharge” and are likely to require upgrading or replacement with a modern sewage treatment plant and should be inspected as soon as possible.
Compliant sewage treatment systems should meet British Standard BS EN 12566-1, and be certified by British Water , while drainage fields should conform to British Standard BS 6297:2007.
